Thomas Atkinson owned five hundred acres north of the road leadingfrom Addisville to Newtown, reaching six hundred perches northeast ofthat village. Adjoining this tract on the north was John Holme, sevenhundred acres, which he conveyed to Jeremiah Dungan in 1716.

To all People before whom these presents shall come Jeremiah Dungan ofthe County of Bucks and Province of Pennsylvania Yoeman SendsGreetingWhereas there are two lots of land lying and being in Bristol in theCounty of Bucks and Province of Pennsylvania The one lot Beginning ata corner post being a corner of another lot belonging to JosephKirkbride of the aforesaid County and Province Yeoman then by the saidLot side to the River Delaware thence by the said River side twoperches thence by the land of Anthony Burton to Ratlife Street thenceby the said Street two perches to the first mentioned post The OtherLot lies on the Northerly side of Ratlife aforesaid and opposite tothe above described lot being two perches front to Ratlife Street andextending in length from the said Street backward to the line of the back lot of Thomas Brock holding the saidbredth of two perches throughout lying between the land of EdwardMayes and Thomas Brock which said lots of land are part of Eleven acres which Joseph English (son in law and heir to Samuel Cliftdeceased who in his lifetime took up and sealed the same with otherlands) granted and confirmed to Thomas Brock and Anthony Burton andtheir heirs by Deed Poll dated the 20th day of the 12th Month 1695 andsince laid out to the said Burton as part of his moiety of the saideleven acres as by Indentures of Partition made between the said Brockon the one part and the said Burton on the other part dated the 8thday of the 4th Month 1696 and by the said Burton was granted andconfirmed unto the aforesaid Jeremiah Dungan in fee by Deed Poll datedthe 5th day of the 5th Month 1696 and Recorded in the Rolls office inthe County of Bucks book B page 193-194. Now Know Ye that the saidJeremiah Dungan for and in consideration of the sum of sixty poundscurrent silver money of the aforesaid province to him in hand paid byJoseph Kirkbride aforesaid the receipt whereof he the said JeremiahDungan doth hereby acknowledge and thereof doth acquit and discharge the said Joseph Kirkbride his heirs executors administratorsand assigns forever hath given granted aliened bargained soldenfeoffed and by these presents confirmed unto the said JosephKirkbride his heirs and assigns forever the aforesaid two lots of landand premises with the appurtenances butted bounded lying and being asabove mentioned and expressed with all the homes buildings wharf or wharves improvements and advantages whatsoever inany wise thereunto appertaining or belonging and all the estate righttitle interest use posession property claim and demand whatsoever ofhim the said Jeremiah Dungan of in and to the same with the reversionsremainders rents issues and profits thereof and all deeds writings orother evidences which do only and alone concern the said lots of landand premises or any part thereof To Have and To Hold the said two Lotsof land and premises with the appurtenances unto the said JosephKirkbride his heirs and assigns to the only use and behoof of him thesaid Joseph Kirkbride his heirs and assigns forever Under the yearlyrents due or to become due to the Proprietary of the aforesaidProvince his heirs and assigns And the said Jeremiah Dungan forhimself and for his heirs executors and administrators doth covenantpromise and grant to and with the said Joseph Kirkbride his heirs andassigns that they the said land & Premises unto the said JosephKirkbride and his heirs against him the said Jeremiah Dungan and hisheirs and the heirs of him the said Anthony Burton and all otherpersons claiming under them or any of them shall and will warrant and forever defend by these presents And also that the saidJeremiah Dungan and his heirs shall and will at any time within thespace of seven years now next ensuing at the request cost and chargesof him the said Joseph Kirkbride his heirs and assigns make do andexecute or cause or procure to be made done and executed all suchfurther and other acts things and conveyances or assurances in the lawwhatsoever for the further conveying and sure making of the said lotsof land and premises unto the said Joseph Kirkbride his heirs andassigns do by his or their counsel learned in the law shall belawfully and reasonably devised advised or required so as the personsthus requested be not compellable to travel above twelve English Milesfrom their respective habitations for the doing thereof at the time ofsuch request nor enter into any other covenant or warranty than asabove expressed. In Witness Whereof the said Jeremiah Dungan hathhereunto set his hand and seal the twenty ninth day of the Sixth MonthAnno Domini one thousand seven hundred and one 1701.
