In 1892 another Butter Factory was built by a Mr. Boadman at Myrtleville about a mile north of the Blay property. The I892 Account Books of the factory show that Charles Harmony Blay supplied 498 gallons of milk at threepence halfpenny a gallon for the month of March. He received a cheque for seven pounds five shillings and threepence. The butter was taken from the factory to Goulbourn in a four wheeled cart pulled by two or four horses. Mr Boardman would then 1: ring back supplies for the residents of Myrtleville. In 1896 an invoice shows that Charles Blay purchased from the factory butter costing ninepence a pound, fine salt at one and a half pence a pound, sugar at threepence a pound and tea at one shilling and sixpence a pound. The price of the items purchased was deducted from his monthly cheque. Charles and Jessie had ten children.
Charles battled through difficult times and by hard work, tenacity and perseverance he survived through several droughts, rabbit plagues and cactus infestation, and succeeded in developing his Myrtleville property into one of the most successful dairy and sheep farms in the district. He never stopped in his efforts to improve his property; find while building a pig sty of basalt rocks when 72 years of age he strained his heart and died. At the time of his death, Charles owned 112 acres in the Parish of Strathaird, about 6 miles from Taralga. This property had been enclosed with wire and wire netting fencing and the timber had been mostly burnt off. It was suitable for mixed farming. There was also a property of 68 acres in the Parish of Turallo, also about 6 miles from Taralga. This land was watered by the Myrtleville Creek. There was an old house of five rooms and a kitchen roofed with iron, in rather bad repair and a small shed. The livestock consisted of 2 draught horses, 15 dairy cows and a pony. The furniture was made up of a double bedstead with bedding, a single bedstead with bedding, I sofa, I safe, 5 chairs, 1 dining room table, I round table, 2 bedroom tables, 2 mirrors, I washstand and a few cooking utensils. He had Ten pounds eight shillings and sixpence in the Bank of New South Wales. Joseph Alders was his Executor. (Probate 7777 was paid 20 October, 1924)
